OUR ADVANTAGES

ATTRACTIVE PRICE
Compared to traditional construction, modular building technology is a priori cheaper:
- Faster manufacturing process and relatively lower (fixed) expenses since everything takes place under one roof;
- No need to stock up and store a large amount of construction materials at a local building site;
- And an absolute independence from weather conditions.
These are the main factors that reduce the price of modular houses.
An additional and important point in our case is the fact that the optimized cost of a house is achieved through series production based on standard projects.
Just as important, all the presented models are made in Ukraine. Nowadays this is still an undervalued offer of high quality.

You may certainly place orders for your individual project, but please note that this will cause a significant increase in price and time of production
ENVIRONMENTALLY FRIENDLY MATERIALS
Timber frame modular houses are made of eco-friendly wood and insulated with mineral wool. Only high-quality certified materials are used
TOTAL QUALITY CONTROL AT ALL STAGES OF PRODUCTION
Strict formalized conditions of the manufacturing process and close control over the quality of incoming raw materials and the obtained results at each stage of production give the assumed outcome - a quality product. The manufacturer's confidence in its products is confirmed by a 5-year warranty on the house and its structural elements
COMPLETENESS OF MANUFACTURING
- BASIC (DEVELOPER'S)
Prefabricated finished houses intended for year-round living are delivered in the Basic configuration with internal and external finishing, internal utility systems (water, light, and sewerage), windows, interior doors, and sanitary ware.
The house should be connected to three utility systems:
Electricity supply system. A panel for the electrical meter with safety automatic circuit breaker is installed on the outer wall of the house. The meter itself is to be installed additionally taking into account the requirements of national and local control authorities. Light fixtures, switches, and sockets are available in the basic models in the minimum required quantity.
Water supply and sanitation systems. The house is equipped with its own internal water supply and sanitation (sewerage) systems. Water is connected to the basic bathroom and lavatory equipment (shower cabin, toilet bowl, boiler). There are points for connecting a washing machine and a washbasin. Water is supplied through a polyethylene pipe with a diameter of 25 mm, which should be connected to the water pump with an individual or central water supply. Water disposal (waste-water drainage) is conveyed through a pipe with a diameter of 110 mm in the public sewer system or in a pre-installed stand-alone septic tank.
No installation is required for models 35, 42, and 42.2. Models 48, 51, and 51.2 are installed on the customer's site during one full 8-hour working day in bright daylight.
- OPTIONAL
OPTIONALLY (placement of order "TURNKEY")
There is an option of additional equipment with components of a higher consumer class (higher price range) and complementary accessories, including kitchen furniture, wood stove, solar collector, recuperator, heat-insulated floor, and solar hot water tank on the roof, which will make you house more energy-independent
TECHNICAL INFORMATION ON TIMBER FRAME MODULAR HOUSE FOR LIVING ALL YEAR ROUND
Ecological Safety. The house is made of eco-friendly materials: softwood, mineral wool insulation, faux log siding (false timber/blockhouse), which meet the E1 standard.
Energy Efficiency. The walls of the house are insulated with basalt wool. Its main characteristics include low thermal conductivity, hydrophobic (water-repellent) property, high vapor permeability, incombustibility, thermal and acoustic insulation, load resistance, density.
R-value (heat transfer resistance) = "3.62" sq. m/W (thickness 150 mm), R-value = "5" sq. m/W (thickness 200 mm) at the standard value not less than 2.8 sq. m/W, which makes it possible to increase the energy efficiency of the house and reduce heating costs by up to 50%.
The insulation used in our homes has the following technical characteristics:
Density, kg / m3 - 30
Thermal conductivity λ10 °C, W / m °C - 0.034
Thermal conductivity λ25 °C, W / m °C - 0.037
Combustibility Classification Non-Combustible (NG)
Board dimensions, mm 1000 x 600
Thickness, mm 50-200
Bio-based fire-retardant coating. The frame of the house is treated with a special solution that protects wood from fire, rot and pests for up to 45 years
KEY BENEFITS OF MODULAR HOUSES PRODUCTION
Production in dry heated premises:

Manufacturing process taking place indoors in a factory environment makes it possible to control humidity and temperature that enables to significantly improve the quality, as no atmospheric phenomena can affect the components or insulation, thus minimizing the risk of mould occurrence in the wood or in the inter-structural space. Treatment with protective solutions in specialized full-immersion dipping tanks in stationary conditions is much more effective than surface coating at the construction site. Weather is no longer the reason for construction delays and schedule disruptions.

No more long-term construction activities: A fully finished house with renovation and utility systems is built within a short time and transported ready-made to your site
Reduction of noise pollution:
Modular house installation and erection process is reduced to a minimum. Your neighbours will not have time to feel discomfort, as the house will be already standing on your site. It is worth maintaining good neighbourly relations!
Minimization of construction risks and negative environmental impact:
All the problems associated with long-term work on the construction site will not affect you. There will be no theft of building materials or tools, no long-time transportation of construction equipment. Modular houses come to you completely ready. In addition, the standardization of operations and the production process locally in one place under one roof makes it possible to optimize the material consumption and to reduce the building waste by almost 90%. Sorting and primary processing of waste takes place directly on the production site. Less waste - cleaner environment!
THE PRINCIPAL RULE OF A SUCCESSFUL INVESTOR: TIME IS MONEY!
Reduction of the construction time and speeding up the start of operation is very important for both the investor and the end consumer. This provides a faster return on investment, reduces running costs and in general you will be able to start using your desired house faster

NOW ABOUT THE DRAWBACKS OF MODULAR HOUSES

The Drawbacks
The most frequently mentioned drawback that can be found by search engines (if to search the web for this information) is a large one-time payment and extremely fast delivery time. The Buyer has not had enough time to fully accustom to his or her choice (and a quarter of buyers is still considering about adding or changing a certain option in the already made order), as the house is ready and heading to the new owner! On the other hand, you can always make up your mind in favour of a long-term traditional construction. Then you will have all chances to be deeply and for long engrossed in ups and downs happening on the construction site and to take part not only in pleasant events like the wedding of your foreman's daughter or successful examination for bricklayer qualification of a new member of the construction team. Sometimes these can be severe force-majeure circumstances, the most favourable of which is the simple transfer of part of the team to other urgent construction projects. But be aware, even if you make this choice, you will for sure want to bring the whole adventure to an end: "Let it be as it is, if only it would be finally over!" Another worth mentioning disadvantage is the use of heavier equipment than usually used in construction. So, for example, a powerful truck crane of more than 25 tons is required for unloading of the house. The power reserve of the crane is necessary for compensation of wind exposure on the module. At this point you should decide: whether to operate a powerful truck crane for a short time or to use medium-range construction equipment for a long period? The decision is up to you. Although sure enough, if to make a precise calculation of spent money, time, stressful experience and spoiled mood :), - you know the answer.
