Before the purchase of a modular house, the Buyer should KNOW and DO:

Check the layout plan and construction conditions, as well as undergo the appropriate approval procedures as required by national and local regulations
Make sure there is sufficient room for a large carrier truck with a semi-trailer and a truck-mounted crane with a load-carrying capacity of more than 25 tons to access the chosen land plot to deliver the house
Conduct a research and consult the contractor as to the geotechnical and groundwater surveys and on the basis of the received results decide on the type of foundation for your house
Think over your own wants and needs and make the final choice of the project of the house and its required options (in particular, determine the type of foundation, location of utility systems connections (electricity, water supply, water disposal/sewerage, etc.))
Accept your choice on our website, receive an invoice proforma, and make an advance payment in the amount of 10% of the price
Apply for a building permit or notify the self-government and control authorities if a specialized building permit is not required according to local regulations
With the help of the specialized contractor prepare the site for the foundation – carry out concrete levelling and hardening. Produce and install strip footings or slabs; or in case of piles, they have to be driven into the ground using specialist equipment and filled with concrete according to the dimensions and loads obtained from the technical specifications for the foundation of your house
Install utility systems (water supply, energy supply and disposal of domestic wastewater) with the support of specialized contractors
Make a payment of the balance of the full price of the house taking into account the selected and agreed individual options
Reserve a truck-mounted crane with a load-carrying capacity of more than 25 tons for the agreed date of the delivery. The date should be agreed according to the readiness of the house modules for international shipment and additionally when the transport convoy will be crossing the EU border
Upon delivery of your house, organize its unloading and installation on the foundation
Provided that your house consists of several modules, erection works will be carried out by the Manufacturer (or Seller) for an extra fee
Arrange payment of duties and taxes in the amount and within a period provided for by the national regulations
Connect the utility systems and services with the support of specialized contractors and carry out the approval procedure with the specialist of the building inspection authority
ATTENTION!
- All specified issues are to be paid at the expense of the Buyer and are not included in the price of the modular house.
- Prices are net (excluding VAT), thus the Buyer is obliged to pay VAT of the country of purchase, and if necessary, all other payments required for customs clearance of the purchased goods (the latter applies to countries outside the EU Customs Union).
- The submitted plan is indicative. The requirements of local or national regulatory authorities may differ. To avoid misunderstandings, please seek advice from the relevant specialists.
- Prices are net (excluding VAT), thus the Buyer is obliged to pay VAT of the country of purchase, and if necessary, all other payments required for customs clearance of the purchased goods (the latter applies to countries outside the EU Customs Union).
